March 2025 Market Report​
Typically, we analyze year-over-year data, but this month, I’m shifting the focus to what’s happening in real time—comparing last month to this month. After all, we’re in uncharted territory, and uncertainty is high.

While no one can predict the market with absolute certainty, speculation is everywhere. Instead, I’m diving into the raw data to see what’s actually happening.

The slides above reflect year-over-year trends, but when we zoom in on month-over-month changes, some markets tell a very different story.

• Inventory & Sales: Significant increase
• Average Sale Price: Up $38,000
• Days on Market: 2 days less than February
Paris
• Inventory & Sales: Significant increase
• Average Sale Price: Down $100,000
• Days on Market: 1 week less than February
Norfolk
• Inventory & Sales: Increased, but fewer new listings hitting the market
• Average Sale Price: Up $14,000
• Days on Market: 6 days longer than February
Brant County
• Inventory & Sales: Significant increase
• Average Sale Price: Down $72,000
• Days on Market: 1 week less than February
Haldimand
• Inventory & Sales: Large increase, with a big jump in new listings
• Average Sale Price: Up $72,000
• Days on Market: 6 days longer than February
Cambridge
• Inventory & Sales: Increased
• Average Sale Price: Up $44,000
• Days on Market: Unchanged from February
Woodstock
• Inventory: Up, but sales have dropped
• Average Sale Price: Down $174,000
• Days on Market: 5 days less than February
Hamilton
• Inventory: Way up, while sales remain steady
• Average Sale Price: Up $15,000
• Days on Market: Unchanged from February
Burlington
• Inventory & Sales: Increased
• Average Sale Price: Up $135,000
• Days on Market: 4 days longer than February
